CLIENT GOALS

In late 2018, WMF was hired to provide planning services for the development of a 1.2 acre site located at the corner of 12th and State Streets in Erie, PA. At the time of planning and design half of the site was occupied by an existing 3-story commercial building and the remaining site was covered with surface parking and a small bank drive-through. The program includes the renovation of the existing 28,000 sf structure and construction of approximately 70,000 sf of new commercial space over the structured parking.

SOLUTIONS

The planning studies provided by WMF included 3 alternatives for site development that illustrate different density options for the site. The design gives special consideration to creating a pedestrian-friendly environment along the first level to offset the heavily traveled 12 street frontage. This is accomplished by providing a 2-tiered walkway system that raises the first floor of the buildings above the roadway creating an elevated pedestrian-storefront corridor that is physically and psychologically separated from the street traffic and provides a space that feels safe and comfortable for shoppers, tenants, and visitors.

RESULTS

Construction Documents are complete for the 1128 State Street Building shell addition and WMF is currently near completion of CD’s for the interior fit-out, which includes 3 stories of office space for Great Lakes Insurance Agency involving lobby, reception, private offices, open office areas, conferencing, cafeteria and wellness center. Completion of 1128 State Street anticipated by December 2022.
