CLIENT GOALS

  • Planning study to redevelop the 1100 block of State Street a 1.2 acre site.
  • Evaluate different density options for the site.
  • Creating a pedestrian-friendly environment along the first level to offset the heavily trafficked 12th Street frontage.
  • The program includes renovation of the existing 28,000 GSF structure (3-story commercial building) and construction of approximately 70,000 GSF of new commercial space over structured parking.

SOLUTIONS

The planning studies included three (3) alternatives for site development illustrating different density options for the site. The design gives special consideration to creating a pedestrian-friendly pathway along the first level. This is accomplished by providing a 2-tiered walkway system that raises the first floor of the buildings above the roadway creating an elevated pedestrian-storefront corridor that is physically and psychologically separated from the street traffic and provides a space that feels safe and comfortable for shoppers, tenants, and visitors.

RESULTS

The development is currently in design and is anticipated to continue with a groundbreaking in early 2021.
